One plan:
showed three lots, and one olan calling for two lots. After discussion
the consensus of the commission was to advise Mastley that the plan calling
for two lots was by far the more acceptable, since the other plan in-
dicated one lot v~thout the required number of feet on a pNblic road.
A1 Sorteberg stated that he would never approve the three lot split
by metes and bounds without a'pproved roads.

Motion by Art Dunn, seconded by A1 Sorteberg to recommend to the City
Council to grant a variance to Victor Mastley to subdivide by Metes.
and bounds io the parcel presently o~med by Bertha Mae Smith and being
a part of the Southwest Quarter of the Southwest Quarter of Secti¢.n 10,
Township 32, Range 25~ into two parcels of approximately 3.5 acrea each
as per certificate of survey and subject to road easement of 33' on west
property line and 40' on North property line~ and payment of park dedication
fee. It was stated that Dr. Anderson and
Dr. Austin have operated a dental clinic in Coon Rapids with a septic
system for l0 years without any problems. As the sketch presented for
review left a 2.5 acre parcel undeveloped, Ken Peterson explained that
he wasn't opposed to the concept of the dental office, but would like to
see a plan for the entire acreage. Dr. Anderson said that they did not want
to invest any more than necessary unless there is rezoning. There was
~iscussion of how the 2.5. acre parcel on #47 could b-e zoned so as to
orevent undesire~ble development.at a future date. It was explained that t!-~t
~he~_'wou~d like to have the entire parcel rezoned from R-1 so as not to
close the door on the future.

The possiblity of restrictive covenants was discussed and a Public Hearing
will be held on August 21.
