9. That the safety and welfare of the citizens would be better served by <br /> <br />having the property as an industrial use rather than a residential use. <br /> <br /> 10. That the property as an industrial use would act as a buffer between an <br /> <br />R-1 district and the railroad. <br /> <br /> 11. That the property lies within a corridor of the city which is where an <br />extension of Industrial Boulevard would be ideal and beneficial to the city. <br /> <br /> 12. That the property in question is similar in nature and in a general corridor <br />of other properties zoned industrial east of the subject prope~. <br /> <br /> NOW, THF/REFORE, based on the above findings of fact, I hove to rezone the subject <br />property from R-1 to I-1 contingen% on the follc~ing: <br /> <br /> A. That the applicant provide at no cost to the City of Ramsey a 120-foot wide <br />right-of-way through the subject property for the future extension of Industrial <br />Boulevard and that the applicant will execute a contract drafted by the City in order <br />to convey said property. <br /> <br /> B. That the industrial uses in the subject property be ]~mited such as to <br />exclude those uses which would create a great demand for water and/or sewage treatment, <br />chemical manufacturing concerns having adverse env~tal impacts, manufacturing <br />enterprises or industrial uses which ~ould recreate unusually l srge volumes of traffic, <br />and in general that the uses would be restricted to warehousing and light manufacturing. <br />That prior to the zoning taking effect and the ordinance being published, City s~mff <br />shall prepare and the applicant shall sign whatever documents are necessary in order <br />to formally and of record, restrict the uses as described in this motion. <br /> <br /> PASSED by the City Council this 22nd day of Jan~sry, 1979. <br /> <br />THC~AS C4k~C, Mayor <br /> <br />LLOYD SC~I~, City Administrator <br /> <br /> <br />
