Neither of the lots meet the area requirement of 2.5 acres. <br /> <br />The developer did not provide a topographic map, profiles and widths of <br />existing roads and proposed method of disposing of. drainage as required by <br />the City Code. However, a site inspection of the plat revealed that the <br />existing road and ditches appear to be adequate to handle the traffic and <br />runoff generated by the plat. <br /> <br />The developer did not provide any plans for the construction of 171st Ave. <br />N.W.; however, the city council indicated that the city would construct the <br />street provided the developer donated the right of way. <br /> <br />-The developer has not provided any soils information as required by <br />Article 170.037Bi of the City Code, nor has the Ramsey plumbing inspector <br />made. an evaluation of the lots as required by Article 170.038H of the <br />City Code. In review of the Anoka County Soil Survey the soils within <br />the plat consist of Anoka and Zimmerman Sands which are both suitable <br />for soil absorption systems.' <br /> <br />keith caswell jr. u darrell schneider ~ richard sha <br /> <br /> <br />
