Assistant Community Development Director Trudgeon noted this is a long straight wall, and the
wrap around of the stone will help. The windows could be closer to the eave to ad, d: some
aesthetics. :'? ':: ·

Mr. Wise replied on the north side'they have two windows and the shelving has'::to:;idr.,op down
around that area. The wind~)ws could not be moved any higher due to the bui~t~i'hg c'~:d~, and the
headers that are needed. They could possibly be moved up eight inches:h~/~her than' ~,hey :,are
now, but that does not solve their problem with shelving space in sight of:outside, which t0him
invites problems such as vandalism or break ins, especially being nextl,to anoth~' building. !ii;~: ,~.,

Chairperson Nixt indicated the comments of the apPlicant appe~:~.reasonable. He asked if vinyl ''~ ?i?<' ::
is approved on commercial buildings. ~'"

Assistant Community Development Director Trudgeon~/-~plied it is not'an_approved mater/al, but
there is allowance for alternative materials to be appm'Ve'~,.~h/ch is wki{~h~pened in 2000 with
this building.

Mr. Wise explained they currently have the stone wrapped around four feet, and had planned on
doing that with the addition. . '~':5": ~-:;i?.."

Assistant Community Development DireCtor Trudgeon replied he was thinking of the stone
being wrapped around 20 to 30 feet.

Commissioner Brauer suggested fake cOlUmns could be mn to-'..b~ak up the monotony of the
siding.

Mr. Wise replied he is not opposed to that, however, by the time they do this addition the
building will likely be only about 18 feet away ifrom~the other building, and there is no access to
the back of the Oasis building or their building: lit also cannot be seen from Highway 10.

Chairperson Nixt indicated if the Commission is going to recommend that vinyl siding be
allowed to continue with the expansion, there will need to be something to break it up. He
agrees with the applicant about the wind:ow space, but the vinyl should be broken up with sonqe
aesthetic architectural products like the stone.

Mr. Wise commented there will be cedar wrapping all the way around the building.

Assistant Community DevelOpment Director Trudgeon indicated staff will continue to work With
the applicant prior to this going before the City Council.

Motion by Chairperson Nixt, seconded by Colm-nissioner Van Scoy to recomlnend that the City
Council approve the proposed site plan for M&W Holding-Company contingent upon
compliance with City Staff review letter dated July 30, 2004, with staff to continue to work with
the applicant to address appropriate aesthetic architectural modification~ on the south elevation
to include the stone as discussed or other acceptable features, and to eliminate the requirement of
windows on the south elevation.

Planning Commission/August 5, 2004
