zP[ini- Storage.' Site Plan J~eview <br />August 20, 2004 <br />Pa,ge 2 old <br />conflict with the Hydrant. There is a 15" storrri sewer along the west .side of the street. The <br />pre~'erred connection is to run the storm sewer across the street perpendicular' to the street and cut <br />and patch the street, rather than having a long narrow cut. The outlet structure is shown as a <br />baffled weir. This must be replaced with the city standard .submerged outlet structure. <br /> <br />The revised utility plan is generally acceptable with the following comments: The pond outlet <br />shows a 12" plate with a 6" orifice over the submerged end of the pipe. The orifice cannot be in <br />an inaccessible location. The orifice should be placed in a vertical wall inside the outlet <br />structure. The top of the wall must be high enough to provide the required rate control. <br /> <br />Building E is more than 300 feet from the nearest fire hydrant. Please provide fire hydrants at the <br />north and south ends of Building E and on the south side of the entrance drive opposite <br /> <br />Setbacks: . The proposed mini-storage facilities meet or exceed the required 35-foot front and <br />rear yard and 20-foot side yard setback requirements. City Code requires a 20 foot wide green <br />space area adjacent to all public roads. The site plan complies with this requirement along <br />Bunker Lake Blvd. (County Road # 116) and Unity Street. <br /> <br />Landscaping: A revised landscaping plan, dated August 9, 2004, has been received. The <br />revised plan does include the minimum number of required tre~s and shrubs. Furthermore, the <br />public road frontage planting requirements are also being satisfied. All species included are <br />acceptable and all sizes meet the minimum requirements. <br /> <br />Staff is recommending that a portion of the spreading yews be replaced with another species to ' <br />provide a healthier mix of plants. Also, a compact variety should be considered for the cutouts <br />on the north side of the building. This will help reduce future maintenance of the shrubs. <br />Another possibility would be to relocate the third row of shrubs (outer most rows) from the <br />northern two cutouts and place them around the pond in the southwest comer of the property. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. The utility <br />plan should be revised to include this information. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other. <br />material approved by City Council. The building elevations plan indicates that Building F and <br />Building A will consist of concrete masonry units. The remaining buildings will be constructed <br />with metal paneling for exterior building materials. The proposed metal paneling is a deviation <br />~Yom City Code requirements and will require City Council approval. <br /> <br />information relating to the height of the buildings has not been supplied however, staff is <br />confident that the units will not exceed 65 feet in height. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan indicates a "dumpster" area, <br /> <br /> <br />
