SECTION VII <br />LAND USE PLAN <br /> <br />I <br />! <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />! <br />I <br />I <br />I <br /> <br /> A sketch plan of tentative land uses for the study area <br /> <br />was prepared and presented to the City Planning Commission and <br />City Council. Several public meetings were held with both <br />bodies and public comment was actf.vely sought. This public <br />involvement culminated in a Public Hearing on the entire <br />proposal held by the City Council on February 9, 1976. <br /> <br /> While a diversity of views is inevitable on such a complex <br />and long term proposal as this, a surprising degree of unanimity <br />toward the basic concept was exhibited. There is general agree- <br />ment within the community of the need to plan for the area° <br />Difference of opinion generally relates to the scope and placement <br />of the business use areas. The land use sketch plan bound <br />with this report incorporates as much response to the public <br />comment as was deemed possible, consistent with the comprehensive <br />meshing of necessary factors. <br /> <br /> Urban Business: The primary task in developing the land <br /> <br />use plan was to identify the area to be reserved for retail <br />shopping. The foremost criteria in selection of that area <br />designated for retail business are as follows: <br /> <br /> 1) The area selected must be of sufficient size and <br /> <br />depth to provide for the future organized growth of a unified <br />business district in excess of 160 acres. <br /> <br />_28 _ <br /> <br /> <br />
