I <br />I <br />i <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />KANO Radio, occupies a significant portion of the area and an <br />arm of the Rum River forms a substantial portion of the <br />boundary so that exposure to neighboring land uses in Anoka is <br />limited to a very small section of Industry Boulevard. On <br />the north, ample room exists to provide a buffer of multiple <br />family housing and small business more compatible with the <br />existing large lot residential developments. <br /> <br /> A significant portion of the area is marginal land and <br />relatively unsuitable for development for housing. However, <br />the property is quite suitable for large transient parking <br />areas associated with retail shopping facilities. Business <br />uses are anticipated to consist primarily of retail homeowner <br />oriented shopping facilities, but could also include the <br />following: <br /> <br /> 1) All retail business; <br /> <br /> 2) Eating and drinking places; <br /> <br /> 3) Offices and banks; <br /> <br /> 4) Personal and professional services; <br /> <br /> 5) Public buildings; <br /> <br /> 6) Parking lots, transportation terminal; <br /> <br /> 7) Clinics; <br /> <br /> 8) Research laboratories; <br /> <br /> 9) Public utility buildings; <br /> <br /> 10) Radio and TV stations; or <br /> <br /> 11) Commercial recreation facilities. <br /> <br />- 30- <br /> <br /> <br />
