I <br />I <br />I <br />I <br />I <br />! <br /> <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br /> <br /> Urban Multiple and Business: Mixed multiple and business <br />uses are those normally found on the periphery of major retail <br />shopping centers and are those uses which are generally compatible <br />with medium density (five to fifteen units per acre) housing. <br />In this application, it also includes medium density housing <br />as a permitted land use under the basic premise that the <br />intermingling of these uses is not only permissible, but is <br />also desirable. <br /> <br /> Offices and apartments have very similar parking and access <br />requirements and the impact on neighboring land uses is not <br />noticeably different, except that activity levels are higher <br />during the day at offices and higher during t~e evening at <br />apartments. These different uses could be accommodated not <br />only in a single complex, but with careful planning could be <br />in a single building as well. <br /> <br /> Business uses permitted would include only those which <br /> <br />do not entail the handling of bulk merchandise on the site. <br />Such retail activities normally require the use of large <br />tractor-trailer type trucks which require special consideration <br />in road design and construction. The handling of large volumes <br />of merchandise inevitably involves some degree of outside storage <br />and the handling of large volumes of waste materials, both of <br />which factors are not normally compatible with residential uses. <br />Modern merchandising methods normally involve high levels of <br />activity during evening hours, which is not compatible with <br /> <br />- 31 - <br /> <br /> <br />
