I <br />! <br />I <br />! <br />I <br /> <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br /> <br />expectation of permanency of the designated land uses should <br />have a salutory effect on the willingness of the landowners <br />to hold their property off the market to obtain the highest <br />use and will encourage longer range planning. <br /> <br /> Subdivision: In the 1990 Urban Service Area, required <br />residential lot sizes will be reduced and roadway right-of-way <br />widths will be reduced to values typical of medium density <br />urban areas. Where municipal sewer and water are programmed <br />for construction within five years, street surfacing require- <br />ments will be delayed. <br /> <br /> In the transitional area, lot sizes and dimensions will <br /> <br />be adjusted to insure better utilization of the land when <br />municipal water and sewer are eventually installed. The lot <br />area shall be defined as exclusive of roadways and minimum lot <br />width shall be 300 feet. This will allow resubdivision into <br />lots having depths normally found in'urban single family sub- <br />divisions and will be compatible with both R-1 and R-2 minimum <br />lot requirements. <br /> <br /> In the transitional area, the minimum individual lot size <br /> <br />will be 2-1/2 acres. In the rural service area, the minimum <br />individual lot size will be 10 acres. Roadway easements and <br />dedications will not be acquired in these areas except by sub- <br />division or condemnation. The Planning Commission and City Council <br />have discussed various other mechanisms for density control in the <br />transition and rural areas.
