FROM: City Administrator <br /> <br />TO: Planning & Zoning Commission <br /> <br />SUBJ: Planning & Zoning Critique <br /> <br />Enclosure (1) Menkveld's Sketch Plan <br /> <br />Enclosure (2) Garnett Petterson's letter <br /> <br />CASE 1: <br /> <br />CASE 2: <br /> <br />CASE 3: <br /> <br />REZONING FROM UR TO UMB; CASE OF PHILLIP KERSSEN (location 14765 <br /> <br />Nowthen Blvd.) <br /> <br />In accordance with paragraph 170.019, Mr. Kerssen is petitioning <br />to rezoning his property from UR to UMB for the purpose of manu- <br />facturing of trailers and also sales operation (trailers and <br />other misc. items). At the Council meetinf of August 28 the <br />City Council granted Mr. Kerssen a temporary conditional use <br />permit which will expire 90 days from the date of their granting <br />said permit. The Planning Commission will be guided in accordance <br />with paragraph 170. 019B in reviewing Mr. Kerssen' s petition for <br />rezoning. It should be further noted that if this rezoning is <br />granted from UR to UMB that he is still going to need a condi- <br />tional use permit for manufacturing and sales operation. (Please <br />refer to paragraph 170.05I (3) .permitted Uses for UMB district. ) <br /> <br />Consequently~ you Want to have Mr. Kerssen go through the total re- <br />quirements of rezoning and after that total action is completed <br />he will be required to apply for a conditional use permit which <br />will require a public hearing (paragraph 170.016A through 170.016F). <br /> <br />SKETCH PLAN FOR PLATTING; CASE OF VICTOR MASTLEY: <br /> <br />On August 7, 1978 Victor Mastley appeared before the Planning <br />Commission asking you reco~end granting a variance to subdivide <br />a 7.4 acre parcel of land into two (2) 3.7 acre parcels. <br /> <br />On August 28, 1978, the Council denied Mr. Mastley's request for' <br />subdivision. <br /> <br />He is now coming back to present a preliminary sketch for platting <br />the parcel in question. He will be present to answer your questions. <br /> <br />SKETCH PLAN FOR P.U.D.; CASE 0F GILBERT MENKVELD <br /> <br />Jack Menkveld has presented us with copies of a sketch plan for <br />Menkveld's Pinehills. It is a Planned Unit Development. <br /> <br />In reviewing this sketch plan, please note that the outer edge <br />shaded in light blue is to be zoned commercial - limited industrial. <br /> <br /> <br />
