C~SE 4~ <br /> <br />-2- <br /> <br />The area proposed for this Planned Unit Development is in an <br />R-1 zone. If your actions are favorable for this sketch plan <br />then he must apply for rezoning of the area proposed to be <br />commercial - limited industrial. <br /> <br />Procedure for reviewing this proposed plan is outlined in para- <br />graph 170.014G Planned Unit Development subparagraph Preliminary <br />Development Plan Procedure. We are requesting your.recommendations <br />approval/disapproval, etc. Jack Menkveld will be present to an- <br />swer your questions and show his sketch plan. Refer to encl. 1 <br />AMENDMENT TO ZONING ORDINANCE REGARDING ASSESSORY BUILDINGS AND <br /> <br />ASSESSORY USES (Par 170.014B City Code) <br /> <br />Listed below is the article sent to the City Council for their <br />review at their August 28, 1978 meeting. They are asking for <br />your comments, recommendations, etc. to be submitted back to <br />the Council as required in accordance with 170.019B subparagraph <br />2 of the City Code in order that a public hearing date can be <br />set. <br /> <br />The City Staff was directed to review and make recommendation <br />to the City Council on Home Occupation and Assessory Use as <br />the enforcement of it as contained ~.n the present City <br />Ordinance: <br /> <br />Findings: The enforcement/control of home occupations is <br />satisfactorily covered by the present City Code (Par. 170.014E <br />City Zoning Ordinance). However, we do recommend an amendment <br />to the present City Code in regards to paragraph 170.014B <br />Assessory Uses of the-Zoning Ordinance. We recommend the <br />following amendment to Zoning Ordinance, "Attached garage <br />not be considered an &ssessory building. Assessory building not <br />to exceed 120 square feet all zoning areas and be a standard wood <br />fram building or steel building on a concrete foundation." <br /> <br />"Assessory Use shall not include the on site storage or parking <br />of trucks over one (1) ton or unlicensed equipment, loaders, <br />cement mixers, backhoes and similar types of construction and <br />excavation equipment, also including storage of inventory and <br />raw building material (six month grandfather of present <br />operators)." <br /> <br />Council action if they desire to amend the zoning ordinance <br />would be to call for public hearing in accordance with para- <br />graph 170.019B. <br /> <br />New Subject: The staff further recognizes the need for a <br />Nuisance and Blight Ordinance and that subdivision code should <br />require that all new subdivisions contain covenance ~at would <br />cover home occupations, assessory use and assessory building. <br /> <br /> <br />
