He suggested changing it to read "density exceed 100 trees per acre" instead of

Jim Martin suggested that item d) - Page 3 be changed to refer to the location
on the lot.

Art Dunn - Page 3, item c)- This item is to be deleted completely. (regarding dredging)

Jim Martin, referring to clear cutting - Page 3, said it doesn't address screening
the development from the riVer. Add to the end of this paragraph -"No clear
cutting shall be allowed".

Art Dunn asked a question on retaining walls, why wood? Wood will deteriorate.

Kathleen Schneider said she agrees, there are some decorative concrete blocks etc.,
that are~very attractive.

Ron West said concrete in its right place is more of a natural and can do a
better job than wood. On Page 4, ~i~em b). should read: _ Construction shall
be of natural stone, wood or concrete, item c), delete: and pre-case or cast
in place concrete.

Dexter Marston said it is his understanding that commemcial areas were pulled
away from the river area.

Art Dunn said they were pulled away from the river but not out of the critical
river area.

Ben Deemer said he would like the lot width changed to 250 feet'dimension for
future resubdivision when sewer is available.

Mr. Marston agreed that it would be easier to divide-from an administration
standpoint but there wou~dkbe other problems with that phrasing.

Ron West said he felt that anyone who is going to buitd~on the~river will build
in the center of the lot.

Ben Deemer is concerned about resubdivi~ion'of the non-riparian lots.

Ron West sai~ he feels the minimum lot frontage will be closer to 80 feet
instead of 125 feet 10 or 15 years down the line.

Art Dunn said that Ben Deemer has a good point but the other side of the coin is
that most developers will want to get the most they can and they will turn around
and fight it~:" :~ i: ..'.: J.~

The lot width is to be left at 200 feet for 2~ acre minimum.
The EQB standard setback from the river is 200 feet from the high ~ter line
100 feet from the bluff line in the rural open space area. In the urban
area it is 40 feet from the bluff line and 100 feet from the high water mark.

Art Dunn said he did not concur with the 100 foot bluff line setback, however, he has
no problem with the 200 foot highw-ater l%ne - 35 foot bluff line whichever is greater.

-4-
P g Z Special Meeting 7/9/79
