The number of lots in Block 9 <br />was reduced to provide 200 feet wide lots and the river access <br />was increased in width to 100 feet. <br /> <br />The proposed plat consists of 39'residential lots and 38 com- <br />mercial lots. All the commer~i:al lots will require variances <br />for area requirements unless the zoning ordinance is changed <br />prior final plat approval. In addition to the area deficiency <br />of the lots, Lot 2, Block 6 was deficient in width. We would <br />also recommend that Lot 1, Block 3 be increased in width since <br />it is a corner lot. Of the residential lots, Lots 3 & 5, Block <br />5, Lots 4 & 5, Block 8 and Lots 5-8, Block 9 were deficient in <br />area. It also appears Lot 1, Block 8 is deficient in width. <br /> <br />The preliminary plat did not show the zoning classification of <br />the abutting properties, the width, type of surfacing and cul- <br />verts within 100 feet of the plat, and sufficient soil borings <br />to establish the elevation of the water table throughout the <br />plat as required by Section 170.037B of the City Code. <br /> <br />The preliminary plat did not show a street name for the street <br />parallel to U.S. Hwy No. 10 &169 nor did the developer provide <br />profiles of existing or proposed centerline grades of streets as <br />required by Section 170.037C of the City Code. <br /> <br />keithcaswelljr. ~Jdarrellschneider ~richardsha <br /> <br /> <br />
