Mr. Dennis Donovan, Chairman <br /> <br /> Page 2 <br />January 25, 1980 <br /> <br />a proposed drainage easement. <br /> <br />since my appearance before the Park and Recreation Commission last October, we <br />have met with the City Planning and Zoning Commission to review the sketch plan <br />for Meadowbrook. It 'was the Planning Commission's recommendation to Work out <br />their concerns on the future plat with the City's Consulting Engineer, Pete <br />Raatikka, as well as to discuss the park concept with you. Consequently, we <br />have been working with Pete in preparing a suitable design for all parties ana <br />also wish to seek your opinion. Through the review process, the proposed plat <br />area was increased by approximately 8 acres to a total of about 43 acres. This <br />was done per the City's wish~to~inctude a formerly?proposed ou{lot~ as part_of <br />the-subdivision. In-the future another change may inctude-_having-~174th. Avenue~ <br />Northwest extend straight west to the boundary of the subject property. This will <br />provide a connection point for a future street ~ystem as the property to the <br />west is developed. Pete has recently suggested this modification and we have <br />no objection to it with the understanding that the lot design shall remain at <br />its efficient level and the revision would be made on the final plat. If 174th <br />Avenue ~rthwest is approved as suggested, then it may also be logical to <br />relocate the pedestrian easement to the west edge of Lot Six. This would provide <br />closer access to the park for future residences to the west. In closing, we <br />feel the park is one which will be used primarily by neighborhood'residents and <br />feel its design should reflect that. <br /> <br />We are scheduled for a public hearing with the Planning and Zoning Commission on <br />February 4, 1980 regarding the enclosed preliminary plat. Prior to this, we <br />should get in touch regarding the park concept and it may be best if your remarks <br />are also directed to Pete Raatikka.
