Mr. Kenneth Peterson
January 31, 1980
Page 2

The proposed plat indicates a park dedication of approximately 5.5 acres or
13 percent, of the total property as required by the City Code. The developer
is also proposing to provide a pedestrian easement over Lots 5 or 6, Block 2
for access to the park and approximately a fifty foot easement north of
Trott Brook on Lot 4, Block 2.

I~ review of the street layout, we would recommend that the 174th Ave. N.W.
cul-de-sac to the west be deleted and the street be extended to the plat
boundary. Temporary turnarounds with 100 foot diameters should be provided
for 172nd Ave. N.W. and the extended 174th Ave. N.W.

9. A future resubdivision plan was not submitted with the preliminary plat as
required by Article 170.037Ch of the City Code. ~

If you have any questions in regard to the preliminary plat, please let us know.

Yours truly,

CONSULTING ENGINEERS DIVERSIFIED, INC.

Peter R.
