I <br /> I <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />c) That the use will not be substantially injurious to the permitted uses <br />now unduly restrict the enjoyment of other property in the immediate vicinity <br />nor substantially diminish or impair the property values in the vicinity. <br /> <br />d) That the establishment of this use will not impede the orderly and normal <br />development and improvement of the surrounding property for uses permitted <br />in the zoning district. <br /> <br />e) That adequate on-site sewage disposal and water supplies can be provided <br />if necessary. <br /> <br />f) That adequate access roads, on-site parking and drainage have been or <br />shall be provided. <br /> <br />g) That adequate measures have been taken to provide ingress and egress so <br />designed as to minimize traffic hazards in the area, <br /> <br />h) That the use will conform to all regulations of the district wherein pro- <br />posed. <br /> <br />6) That the Performance Standards are as follows: <br /> <br />a). That fire protection, while in this instance fire hazards should not <br />exist, is provided by the City of Anoka and is readily available. <br /> <br />b) ThAt electrical disturbances should not be a problem. <br /> <br />c) That noise of objectionable levels should not be a problem, <br />d) That vibrations will not be a problem. <br />e) That odors will not be a problem, <br />f) That air pollution will not be a problem, <br />g) That glare will not be a problem. <br />h) That erosion will not be a problem. <br />i) That water pollution will not be a problem. <br /> <br /> <br />
