As far as taxes gained from a <br />T.V. tower compared to those of a single family dwelling is concerned, that <br />is a question that should be asked of City Council. The purpose of the P & Z <br />Commission is to determine the best use of property within the City. <br /> <br />Leo Kinebel replied that the citizens should be provided with all information <br />before being asked to make a decision. <br /> <br />Mr. Berg replied that a tax comparison has not been investigated. <br /> <br />Mr. Darryl 'Fults - Realtor - Stated that the property is owned by Dave Voight <br />of Building Sites, Inc. stated that the property has been on the market for <br />a number of years, but because of the high water table, allowable uses for <br />that property are limited. <br /> <br />Commissioner Deemer stated that the property would be taxed on a commercial <br />basis if the conditional use permit is approved. He also affirmed that <br />the property has been on the market for a number of Years and that it can <br />be found in property listings. <br /> <br />Leo Kinebel - How can this property be advertised when no building permit <br />can be obtained because the park fee has not been paid? <br /> <br />Darryl Fults - The uses for this property are limited because of the high <br />water table and the owner has waited a long time for the right use and <br />offer to come along and the T.V. tower falls into that category because it <br />would not require an on-site septic system. <br /> <br />Tom Ihrke - 16620 Ebony St. N.W. - Aren't there any other sites in Ramsey <br />that would as suitable and not so near a residential area? <br /> <br />Darryl Fults replied that there is property available further south, but <br />there is interference from the airport and KANO. There must be a straight <br />beam from Anoka's facility to Ramsey's, with no interference. <br /> <br />Tom Ihrke - What effect will this T.V. tower have on the value of adjacent <br />property? <br /> <br />James Commers - Past experience has not proven that a T.V. tower decreases <br />value of adjacent property. The accessory building will be attractive, <br />there will be a crushed rock driveway and landscaping. Group W does not <br />want to do business at the expense of adjacent property owners. If, for <br />some reason the tower would collapse (580 towers'around the Country and <br />no accidents), it would fall completely on Outlot A itself.i The accessory <br />building will not be used as an office and there will be no employees <br />on a permanent basis, therefore traffic created is at.a minumum. <br /> <br />Tom Ihrke - Inquired if Mr. Commers had any documented studies to support <br />his statements. . <br /> <br />Mr. Commers replied that he did not, that he didn't know how a study could <br />be performed other than going door to door. and taking a survey of those <br />property owners located adjacent to T.V. towers. <br /> <br />Tom Ihrke replied that Mr. Commers is assuming that a T.V. tower would not <br />decrease value of adjacent property. <br /> <br />P & Z/December 7, 1982 <br />Public Hearing <br /> Page 2 of 5 <br /> <br /> <br />
