The plan proposes the
addition of 4000 square feet to the Minnesota' Utilities' b'u~lding~ .~he~proposed-
addition is intended to be used for equipment repair and storage.

Following is a list of comments resulting from our review:

1. The proposed site does not aButt on a city street; therefore, issuance-of
a building penmit will require a variance.

Access to the site is provided by a 33 foot wide easement 475 feet in
length which connects the property to Industry Boulevard. We would
recommend that the access to the site be changed to Tungsten Street at
the time Ramsey 67 Industrial Park is developed and Tungsten Street con-
structed.

Drainage from the site is proposed to be disposed on site by a one acre
foot percolation basin. We would recommend that the slopes around this
basin be revised to 25 percent to minimize erosion.

In review of the parking area, the number of spaces appear to be adequate;
however, the class 5 gravel surface does not conform to the ordinance
requirements. Also the type of curb-is not shown on the plan.

keith caswell jr. ~] darrell schneider ~ richard sha
