CITY OF RAMSEY <br /> <br />AGREEMENT TO GUARANTEE COMPLIANCE <br />WITH DEVELOPMENT CONDITIONS <br />ESTABLIS~LED BY THE CITY OF RAMSEY <br /> <br />BETWEEN Morrell Trucking, herein after referred to as "Applicant" and the <br />City of Ramsey herein after referred to as "City". <br /> <br />INTENT AND PURPOSE <br /> <br />This agreement is to assure that the conditions of approval established <br />by the City of Ramsey for all commercial and industrial developments are <br />understood between the Applicant and the City, and that the Applicant <br />complies with said conditions fully within the time frames established <br />by this agreement. This agreement acknowledges the Applicant ham made <br />'the proper application for the approval granted by this agreement and <br />has met all other conditions established by the Planning and Zoning <br />Commission and City Council. <br /> <br />Legal Description of Property: Lot #1, Block 2 Gateway North Industrial <br /> Park <br /> <br />General Location: Property Add~ess -- 14050 Azurite Street N.W. <br /> <br />Zoning Classification: I-1 <br /> <br />Approved Use of Property: Truck Terminal <br /> <br />CONDITIONS OF AGREEMENT <br /> <br />1) Applicant shall submit to the City eleven (11) copies of the final <br /> site plan which conform to all City of Ramsey conditions of approval. <br /> <br />Applicant shall complet.e and occupy his building or facility and all <br />landscaping and other site work as per the stamped approved final <br />site plan no later than October 1, 1980. <br /> <br />Applicant shall deposit with the City a cashier's check, irrevocable <br />letter of credit, performance bond, or other suitable secztrity accept-' <br />able to the City in the amount of 150 percent (150%) of the cost of <br />completing all landscaping improvements, asphalt parking and driveway, <br />outside lighting, curbing, wood mulch and marking of fire lane to in- <br />sure access to the building for fire 'fighting equipment. In addi- <br />tion the bond or escrow amount shall be in an amount sufficent to <br />guarantee two (2) full growing seasons following the installation <br />of landscape plantings as shown on the approved site plan attached <br />hereto as Exhibit "A". <br /> <br /> <br />
