CASE # 7 <br /> <br /> REQUEST FOR SITE PLAN REVIEW OF <br /> CONCRETE MASONRY UNLIMITED INC. <br /> CASE OF BRETT POMERLEAU <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The applicant applied for a Conditional Use Permit to establish a warehousing facility in a B-1 <br />Business district. The City Council approved the Conditional Use Permit contingent upon site <br />plan approval in March of 1998. Subsequent to that time, the City of Ramsey has received a <br />request for site plan review from Concrete Masonry Unlinfited Inc. The site plan is proposing to <br />construct a 6,642 square foot office and warehouse facility. The area is generally located north <br />of State Highway #10 and Boilermakers on 153rd Ave. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />c) <br /> <br />Site location map <br />Site plan <br />Landscape Plan revisions recommended by the Parks Supervisor <br />City Staff review letter dated September 29, 2000 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The site is zoned B-1 Business, office facilities are a permitted use. Warehousing facilities are <br />not a permitted use in a B-1 Business district. The applicant properly applied for a Conditional <br />Use Permit and City Council granted approval to allow warehousing operations in a B-1 <br />Business district. <br /> <br />The proposed building includes an office area of 1,362 square feet and a 5,280 square foot <br />warehousing facility. The structure meets all B-1 Business setback requirements and is in <br />compliance with the 35% lot coverage restriction. The site plan proposes to have one (1) access <br />point from 153~d Ave. <br /> <br />The exterior building materials are proposed to consist of concrete masonry block and vinyl <br />siding with an asphalt single roof. The proposed siding deviates from the Business architectural <br />standards and will need City Council approval. The applicant has stated to Staff that he intends <br /> <br /> <br />
