to construct a building that contains only concrete masonry units instead of concrete and vinyl <br />siding. Staff is recommending that the concrete block be integrally treated with color instead of <br />painted concrete. A revised exterior elevation plan will need to be submitted to Staff prior to City <br />Council approval. <br /> <br />The applicant is requesting that the back portion of the parcel remain in its natural state. No <br />outside storage of any kind is permitted on the proposed grass section unless asphalt and concrete <br />curbing are extended. <br /> <br />The site plan is proposing some outside storage that requires screening. The site plan indicates <br />that a fence will screen any outside storage. The applicant needs to submit a revised plan that <br />indicates how much square footage will be used for outside storage on the property and specify <br />what type of fencing will be used for screening purposes. <br /> <br />Staff is recommending that the landscape plan be modified to include four (4) additional trees in <br />the proposed green space area to the northwest and three (3) additional trees along the <br />west/southwest property line. <br /> <br />The Site Plan is absent of an exterior lighting plan and upon submittal will require approval by <br />the City Engineer. <br /> <br />The facility will be served by on-site sewer and water facilities. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff review <br />letter dated September 29, 2000. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve/deny the proposed site plan for Concrete <br />Masonry Unlimited Inc., contingent upon compliance with City Staff review letter dated <br />September 29, 2000. <br /> <br />Review Checklist: <br />Community Development Director <br />City Engineer <br /> <br />Copies To: <br />City Attorney <br />Parks & Utilities Supervisor <br /> <br />PC: 10/03/00 <br /> <br /> <br />
