of the cost of completing all landscaping improvements to include land- <br />scaping as shown on the approved site plan~ final site grading, lighting, <br />driveways or parking areas, curbing and approved fire lane. Construction <br />of the building shall be as shown on the building design plan, drawing num- <br />ber 1637 dated August 15, 1980, and as approved by the City's Building <br />Official. Applicant shall substantiate his costs for all landscaping im- <br />provements to the City Administrator or his representative. Applicant <br />acknowledges that failure to complete the landcaping improvements defined <br />above by August 1, 1981, shall result in forfeiture of the financial <br />guarantees provided to the City of Ramsey. Parking area shall be con- <br />structed of four (4) inches of Class V base material and two (2) inches <br />of b~tuminous mat surfacing. F. scrow amount is <br /> <br /> 4) As applicant complies by completing the site conditions <br />defined under Item 3, the City of Ramsey may release all, or any portion <br />of, the financial guarantee upon written request to the City of Ramsey, <br />however, in no event shall the ~ity of Ramsey release any amount which <br />would reduce the remaining guarantee below 150% of the cost to complete <br />all remaining site conditions. <br /> <br /> 5) In addition to the site plan improvements, dimensions, <br />etc. as shown on the August 15, 1980 site plan the following conditions <br />shall be met: <br /> <br />a) A 15' wide drainage and utility easement running <br />to Anoka County shall be conveyed to the County, said <br />easement shall be west of Armstrong Blvd. parallel <br />with and adjacent to the 60' to center line road ease- <br />ment as shown on the August 15, 1980 site plan. <br /> <br />b) The State Fire Marshal's approval of the gasoline <br />pump location shall be required before the pump's <br />installation. <br /> <br />c) Soils and p'erk tests indicating th'e feasibility of <br />the development of the site shall be submitted to the <br />City. <br /> <br />d) A grading plan and a site drainage plan indicating <br />the site's drainage provisions shall be provided to the <br />City. <br /> <br />e) A 20' wide fire lane shall be provided adjacent to <br />the front or street side of the building. <br /> <br />f) A landscape design plan shall be provided to the <br />City. <br /> <br /> 6) The Southerly access into the site from Armstrong Blvd., <br />as shown on the August 15, 1980, site plan shall be a permanent access. <br />The Northerly access shown on the August 15, 1980 plans shall be temporary. <br />and will be removed when the property to the North of the site is developed <br /> <br /> <br />
