Associate Planner Wald showed how the space would be accessed off 141 st Street and Ebony. <br /> <br />Commissioner Van Scoy asked if either of those streets would be extended. <br /> <br />Associate Planner Wald indicated she did not know the answer to that question but responded <br />that connecting streets and providing a contiguous street design is always desired. <br /> <br />Vice Chair Johnson suggested City Engineer Jankowski look at it again and address any concerns <br />to the City Council. <br /> <br />Commissioner Brauer commented there is a note in the Staff Review Letter regarding outside <br />storage, and if it is needed, noting the plans should be revised. <br /> <br />Associate Planner Wald indicated they have confirmation there will be overnight truck storage <br />which is permitted in the district. She stated Staff is comfortable with it. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Watson to recommend that the <br />City Council grant approval of the proposed site plan contingent upon compliance with City Staff <br />Review Letter dated June 11, 2004 and the developer entering into a TIF agreement with the <br />City. <br /> <br />Motion carried. Absent: Chairperson Nixt. <br /> <br />Case #2: <br /> <br />Public Hearing - Request for Preliminary Plat Approval for Ramsey Town <br />Center 4th Addition; Case of Ramsey Town Center, LLC <br /> <br />Presentation <br /> <br />Associate Planner Wald advised the City is in receipt of a preliminary plat to plat one lot and one <br />outlot located within Town Center. The subject property is located at the comer of Sunwood <br />Drive and Peridot Street. She indicated Lot 1 is 1.23 acres in size and is zoned TC-3. She stated <br />the property is bordered by Sunwood Drive to the south, Rhinestone to the west, and 145th Street <br />to the north. She indicated the City received a site plan by Sharp and Associates to develop a <br />43,168 square foot office building on Lot 1. <br /> <br />Associate Planner Wald further advised City Code does not establish a minimum lot size in the <br />TC-3 district, and the site plan meets the lot width and depth requirements. She indicated the <br />preliminary plat is providing a 10 foot drainage and utility along the north and west boundary <br />lines. She advised the City is not requiring the proposed 10 foot drainage and utility easements <br />along the north and west boundary lines, and the preliminary plat should be revised accordingly. <br /> <br />Associate Planner Wald explained that after review of the streetscape plans for Sunwood Drive <br />by the City's Public Works department, it was determined that 11 feet will be needed from back <br /> <br />Planning Commission/June 16, 2004 <br /> Page 3 of 15 <br /> <br /> <br />
