Voting No: None. <br /> <br />Case#8: Request for Site Plan Review of TLM Cabinets; Case of Sharp and <br /> Associates <br /> <br />Assistant Community Development Director Trudgeon advised Sharp and Associates is <br />proposing to construct a 10,000 square-foot office and warehouse building that will be occupied <br />by TLM Cabinets on the property located at the coruer of 141~t Avenue and Azurite Street. The <br />new office and warehouse building is located in the E-1 Employment District and is considered a <br />permitted use in this district. The subject property is approximately .99 acres in size. Lot <br />coverage for the proposed project is approximately 23 percent (restricted to 45 percent under City <br />Code). Thc site plan meets the required front, rear, and side yard setbacks. The proposed <br />materials comply with City Code standards. Staff noted in the review letter that the proposed <br />overhead garage doors that will be visible from Azurite Street should maintain the same color <br />coordination as the rest of the concrete building. The applicant is agreeable to this requirement. <br />The development of TLM Cabinets on the subject property is a direct result of a City initiated <br />redcvclopmcnt project. The project will receive Tax Increment Financing assistance. The <br />landscaping plan is generally acceptable. A few revisions need to be made in regard to the <br />species palette. The Planning Commission reconunended that the City Council approve the site <br />plan contingent upon compliance with City Staff Review Letter dated August 27, 2004. <br /> <br />Motion by Councihnember Kurak, seconded by Councilmember Strommen, to grant approval of <br />the proposed site plan contingent upon compliance with City Staff Review Letter dated. Voting No: None. <br /> <br />Further Discussion: Councihnember Kurak asked how many more properties there are in this <br />area to bc rcdeveloped. Mayor Gamec replied there are three major properties. <br /> <br />Case #9: Request for Site Plan Review; Case of E-Z Auto Sales, Inc. <br /> <br />Assistant Community Development Director Trudgeon indicated the City of Ramsey has <br />received a request for site plan review for Todd Bialon of E-Z Auto Sales, Inc. The site plan is <br />proposing to expand the existing auto sales and service center located at 7751 Highway 10 NW. <br />Thc proposed site modifications include a 1,090 square foot office/storage expansion and the <br />addition of an 11-foot awning to the front of the building and a portion of the east side of the <br />building. Thc property is zoned H-1 Highway 10 Business, and gross structure area is restricted <br />to 35 percent. The proposed addition to the business will result in a total gross structure area of <br />approximately 9 percent.
