Presentation <br /> <br />Associate Planner Geisler explained the City has received an application from Bretton Gates for <br />a home occupation permit to establish a clock repair business in his home on the property located <br />at 8340 154th Lane NW. City Code restricts home occupations to 20% of the gross floor area of <br />the hoine. The two rooms in which the home occupation will take place are a total of 456 square <br />feet, which is 19% of the principal dwelling floor area. The applicant's parcel is just under an <br />acre in size, and is surrounded by similarly-sized parcels. She explained the applicant and his <br />immediate family will be the only employees; they expect to receive a maximum of 2-3 clients <br />per day or about 12-18 clients per week. Vehicular traffic trips are not to exceed 2 trips per hour <br />per standard business day or 16 trips within a 24 hour period. Hours of operation would be <br />Monday through Friday 9:00 AM - 6:30 PM, and 10:00 AM - 2:00 PM on Saturdays. The <br />applicant will not be engaged in retail sales of any kind. The applicant can accommodate client <br />parking in the driveway. The City has issued similar home occupation permits in the past. She <br />advised staff' recommends approval of the request. <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:10 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 8:10 p.m. <br /> <br />Citizen Input <br /> <br />Brctton Gates, 8340 154th Lane NW, stated he is present for questions. <br /> <br />Chairpcrson Nixt asked if Mr. Gates is aware the home occupation permit does not permit any <br />non-family members as employees. <br /> <br />Mr. Gates responded in the affirmative. <br /> <br />Chairperson Nixt asked what.Mr. Gates expects for deliveries. <br /> <br />Mr. Gates replied he will be using regular mail service. <br /> <br />Chairperson Nixt clarified there will not be materials stored in sizeable quantities on the site. <br /> <br />Mr. Gates replied that is correct. <br /> <br />Associate Planner Geisler explained the chemical sheet was reviewed by the Fire Inspector, and <br />he has no issues with the chemicals that will be on the site. <br /> <br />Chairperson Nixt asked if there are any special ventilation requirements to use the chemicals on <br />this sitc. <br /> <br />Planning Commission/August 5, 2004 <br /> Page 7 of 40 <br /> <br /> <br />
