3. Forecasted Traffic <br />a. Site Traffic Forecasting <br />The Institute of Transportation Engineers (ITE) provides the Trip Generation <br />Manual, 9th Edition, the standard document for determining expected traffic for <br />proposed land uses. Using this ITE information, trip generation forecasts can be <br />made for the development site. <br />The ITE manual compiles studies from across the country to provide a national <br />average traffic for various land uses. For the proposed residential development, <br />the designation of Single Family Homes and Townhomes were used. Based on <br />information supplied in the site plan, the development is currently proposed to <br />include 98 townhomes and 246 single family homes for a total of 344 units. With <br />this information, the expected trip generation was completed based on the full <br />build out of the development. <br />The resultant new trips generated by the proposed development are shown in <br />Table 2. This pattern is based on the existing traffic <br />volumes, access locations, location of major roadways leading to and from the <br />site, and prior studies within the project area. The general trip distribution pattern <br />for this study is: <br />i. 22 percent of the site generated traffic to/from the west on Alpine Drive. <br />ii. 78 percent of the site generated traffic to/from the east on Alpine Drive <br />and Bunker Lake Boulevard. <br />Traffic generated by the development of the site was assigned to the area <br />roadways per this distribution pattern. <br />b. Non -site Traffic Forecasting <br />To forecast future traffic volumes for the year 2040 in the study area outside of <br />the proposed development's traffic, additional trip generations were considered <br />based on proposed developments within the project area.
