Town Center 3rd Addition - Final Site Plan/Coborn's <br />October 7, 2004 <br />Page 3 of l 0 <br /> <br />· Grade transitions should be smoothed out, the current plans show grade changes of <br /> 2%+ on different sides of contour lines. <br />· The grades across islands must be reviewed. We observed grade differences of more <br /> than 1 foot across narrow areas of islands. <br />· The 100 yr water elevation on the grading plans does not match the SWNFIVI model. <br /> <br />Sheet Specific Comments <br /> Page 25, 0_.6 Show more spot elevations along Sunwood Drive. <br /> Page 26 Check spot elevations. Provide spot elevation at CBMH 19. <br />· Page 30 Typical sections through walls are not referenced'on plans. <br /> Railing must be shown on the top of section 3. <br /> Signed engineering plans are required for all retaining wails. <br />· Page 66 Revise spot elevation locations to match curb locations. <br /> <br />Utility, Plan. We offer the ibllowing comments: The italicized comments were issued in the <br />July 2004 review and have not been addressed in the current plans. <br /> <br />· Please submit exhibits showing the landscaping superimposed on the utility plan. <br />· Please submit 8 ½ x 11 detail sheets at a scale of l" = 4' or less for areas where pipe <br /> conflicts may exist, ie. watermain in close proximity to sanitary or storm sewer <br /> structures, pipes at same elevation, hydrants in islands near other pipes: Minimum <br /> horizontal separation between hydrant barrel and storm pipes is 18". <br />· Coordinate with the MSA plans to remove the sanitary sewer and water service a{ong <br /> Armstrong Boulevard west of the pond. <br />· The proposed watermain layout is being reviewed by the city consultant to ver~y <br /> adequacy of hydrant flows. This information may not be available before this review <br /> letter is sent. The results of ~he review will be sent to URS. <br />· Thefire inspector is reviewing the hydrant layout for coverage of the site. Comments <br /> will be provided during the review process. The parking stall in front of a hydrant <br /> located behind the curb must be signed ~'No Parking" and the stall marked with paint. <br />· The s~orm water plan approved with thefinal plat of Ramsey Town Center is being <br /> modified to cdlow more room for development on this site. Meetings have been held <br /> to resolve the changes. The changes included making the southwest pond smaller, <br /> increasing the size of other ponds and changing pipe sizes and alignments. Details to <br /> be resolved include vekifying that there is adequate clearance between the pipes after <br /> r½te change in size, veriyS.'ing the clearance around the new manholes and verifying <br /> cover over the pipe. These issues were discussed at a meeting held Jzdy ], 2004 and <br /> work ,A, as tO o'tarl' on checking these specific issues. <br /> <br /> <br />
