Add railings to the <br /> sections. <br /> <br />Stormwater Utility <br /> <br />The ci'ty has enacted a storm water utility. The fees apply to.the site and are generally billed to <br />the property owner who is also responsible for the water and electric bills. This site will have <br />multiple buildings with separate water and electric services. Please provide intbrmation on who <br />will own the property so that the billing can be set up. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is ~eater, be planted throughout the site. A <br />portion of these trees should be installed along the public road frontage at spacing no greater than <br />thirty-five (35) feet on center. City Code also requires that no less than 25% of the trees planted <br />be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no more <br />than 25% of the trees planted consist of ornamental trees. Parking lot landscaping is also <br />required, at a rate of one (l) tree per every ten (10) parking stalls. In addition to the tree <br />requirements, City Code also states that one (1) shrub per every thirty,' (30) lineal feet of site <br />perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />The proposed total building coverage on the property is 100,000 square feet and there are roughly <br />480 proposed parking stalls, which equates to a minimum of 148 trees (48 specifically in and <br />around the parking areas) and _333 shrubs needing to be installed. The number of required trees <br />does not include the boulevard trees, as they were a required component of the streetscape and <br />thus, are calculated separately. <br /> <br />The current landscaping plan includes 124 trees and approximately 540 shrubs. The parking lot <br />requirements and the shrub requirements are being fulfilled. However, an additional twenty-four <br />(24) trees must be incorporated into the plan to meet the minimum number of required trees <br />(again, the boulevard trees are a part of the stx:eetscape component and thus are not considered as <br />part o~' the required plantings based on building square footage). There are several opportunities <br />for plantings throughout the site. 'There is still plenty, of room for trees along the western border <br />o~' the property. Also, the islands to the no~h and the east of the ~ocery store may provide <br />additional planting options. <br /> <br /> <br />
