Town Center 3rd Addition- Final Site Plar2'Cobom's <br />October 7, 2004 <br />Page 6 of [0 <br /> <br />There appears to be a discrepancy between the submitted landscaping plan and page 52'/58 of the <br />final piat submittal that will need to be clarified. The landscaping plan indicates that five (5) <br />Autumn Blaze Ash, ibur (4) Green Ash, and eight (8) thomless hawthorns will be installed in the <br />southeast comer of the property (along Zeolite St). However, the final plat submittal shows six <br />(6) Blue Beech and four (4) Red Oaks in this vicinity. <br /> <br />A revised landscaping plan must be sub. mit-ted. It should include the additional trees as required <br />tinder City Code as ,,veil as provide details regarding the proposed species. At a minimum, the <br />species palette must include the common name, Latin name, size of each species, and quantity. <br />Also, the revised plan must clarify, the discrepancy regarding species and numbers of trees <br />installed in the southeast comer of the project area (which may impact the number of required <br />plantings). As a final note, those buildings that are constructed at a later time must compiy with <br />the landscaping plan that receives final approval by the City. Any deviations must receive <br />approval from the City prior to the materials being installed. <br /> <br />Details call ~br excavating 3 feet below top of curb to install CU Structural Soil®. The detail <br />must be revised to show excavation starting 1 foot behind the curb at base of curb elevation. The <br />excavation can then slope down away from the curb at 1:1 to the necessary depth. Ve~ical <br />excavation at the back of curb will not be permitted as it can undermine the curb. <br /> <br />Sheet Specific Comments · Page 49 Revise details 1,2 & 3 per discussion above. <br /> · Page 56 Revise detail 3 per discussion above. <br /> · Page 57 Revise Planting Bed Section 3 per discussion above. <br /> <br />Building Height: The TC-2 District states buildings must be 1 -3 stories in height. The proposed <br />structure is one story and therefore meets the height requirements. <br /> <br />Access: The preliminary, site plan approved on July 27, 2004, approved two accesses onto <br />Sunwood Drive, with the easternmost access being a right-in/right-out only. The preliminau site <br />plan was also approved with one public access on Zeolite and a truck only access 'at the southerly <br />terminus of Zeolite. The final site plan is in compliance with the comments made at the time of <br />preliminary site plan approval. <br /> <br />Loading Docks: The loading do~'ks are located in the southeast comer of the building and will <br />receive c~ccess from Zeolite Street. A 12 l:bot high precast, smooth face, aggregate wall is <br />proposed to screen the loading dock activity from public view. Staf£ finds this proposal <br />acceptable. <br /> <br /> <br />
