This was anticipated and a lot <br />was platted on the east side of Zeolite Street for a future well. ,dh e:cploratory well has been <br />developed on the lot and the plans for pipe to connect this well with the city water distribution <br />system have been h~suedJbr construction. The proposed gas station on the site is within the well <br />head 19rotection area for this future well. Gas Stations are not explicitly prohibited in well head <br />protection area,y, however additional protection measures are required for the underground <br />storage tanks and dispensing areas. ?lans for these additional controls must be submitted to the <br />city for approval. Relocation of the well has been suggested by the developer. This may be <br />acceptable to the city if a suitable site for the new well can be found The developer will be <br />responsib[e for reimbursing the city expenditures to date on the current welt site and <br />reimbursing the city for the cost of pipe installed but not used to connect to the original well. <br /> <br />· Coordinates are shown on the current plans. The basis datum for these coordinates <br /> must be specified, several conflicting coordinate systems have been used-on this <br /> project to date. <br />· The buildings along Sunwood and Zeolite are permitted up to the right of way. 'Stoops <br /> ibr doors should be must be kept inside the property, stoops protruding into the right <br /> of way interfere with the small utilities. <br /> <br />Sheet Specific Comments <br />· Page 23 Call out ~'Concrete aprons per city standard" <br />· Page 48 Section 2. Add railings to the <br /> sections. <br /> <br />Access: The preliminm7 site plan approved on July 27, 2004, approved two accesses onto <br />Sunwood Drive, with the easternmost access being a right-in/right-out only. The preliminary,-site <br />plan was also approved with one public access on Zeolite and a truck only access at the somherty <br />terminus of Zeolite. The final site-plan is in compliance with the comments made at the time of <br />preliminary site plan approval. <br /> <br /> <br />
