Final Site Plan Review - Gateway Retail Building Town Center 3rd Addition <br />October 7, 2004 <br />Page 5 of 8 <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of'site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A <br />portion o~' these trees should be installed along the public road frontage at spacing no greater than <br />thirty-five (35) feet on center. City Code also requires that no less than 25% of the trees planted <br />be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no more <br />than 25% of the trees planted consist of ornamental trees. Parking lot landscaping is also <br />required, at a rate of one (l) tree per every ten (10) parking stalls. In addition to the tree <br />requirements, City Code also states that one (1) shrub per every thirty (30) lineal feet of site <br />perimeter or 30{) square feet of building coverage, whichever is greater, be planted. The <br />proposed total building coverage on the property is 100,000 square feet and there are roughly 480 <br />proposed parking stalls, which equates to a mi'nimum '~f 148 trees (48 specifically in and around <br />the parking areas) and 333 shrubs needing to be installed. The number of required trees does not <br />include the boulevard trees, as they were a required component of the streetscape and thus, are <br />calculated separately, <br /> <br />The cnn'ent landscaping plan includes 124 trees and approximately 540 shrubs. The parking lot <br />requirements and the shrub requirements are being fulfilled. However, an additional twenty-four <br />(24) trees must be incorporated into the plan to mee~ the minimum number of required trees <br />(again, the boulevard trees are a part of the streetscape component and thus are not considered as <br />part o5' the required plantings based on building square footage). There are several opportunities <br />for plantings throughout the site. There is still plenty of room for trees along the western border <br />of the property.. Also, the islands to the north and the east of the grocery store may provide <br />additional planting options. <br /> <br />There appears to be a discrepancy between the submitted landscaping plan and page 52/58 of the <br />final plat submittal that will need to be clarified. The landscaping plan indicates that five (5) <br />Autumn Blaze Ash, four (4) Green Ash, and eight (8) thomless hawthorns will be installed in the <br />southeast corner of the property (along Zeolite St). However, the final plat submittal show's six <br />(6) Blue Beech and four (4) Red Oaks in this vicinity. <br /> <br />A revised landscaping plan must be submitted. It should include the additional trees as required <br />under City Code as well as provide details regarding the proposed species. At a minimum, the <br />species palette must include the common name, Latin name, size of each species, and quantity. <br />Also, the revised plan must clarify, the discrepancy regarding species and numbers of trees <br />installed in the southeast corner of the project area (which may impact the number of required <br />plantings). As a final note, those buildings tha~t are constructed at a later time must comply with <br />the landscaping plan that receives final approval by the City. Any deviations must receive <br />approval fi'om the City prior to th~'materials being installed. <br /> <br /> <br />
