Final Site Plan Review - Gateway Retail Building Town Center 3rd Addition <br />October 7, 2004 <br />Page 6 of 8 <br /> <br />Details call for excavating 3 feet below top of curb to install CU Structural Soil®. The detail <br />must be revised to show excavation starting 1 foot behind the curb at base of curb elevation. The <br />excavation can then slope down away from the curb at 1:1 to the necessary depth. Vertical <br />excavation at the back of curb will not be permitted as it can undermine the curb. <br /> <br />Sheet Specific Comments · Page 49 Revise details 1,2 & 3 per discussion above. <br /> · Page 56 Revise detail 3 per discussion above. <br /> · Page 57 Revise Planting Bed Section 3 per discussion above. <br /> <br />Building Height: The TC-2 District states buildings must be 1 - 3 stories in height. The <br />proposed structure is one story and therefore meets the height requirements. <br /> <br />Waste Storage: City Code requires that all solid waste and refttse receptacles be stored within a <br />completely screened structure or container. It is Staff's understanding that waste storage for the <br />Gateway Building will be indoors. <br /> <br />Parking Standards: Since there will be shared parking on the entirety of Block 1, the parking <br />requirements for Lot 1 and 2 will be reviewed in total at this time. City Code states that 4 <br />parking spaces are required tbr each 1,000 square feet of retail space and 5 spaces are required <br />for every 1,000 square feet of restaurant space. There is ultimately 8,000 square feet of <br />restaurant and 100,000 square feet of retail proposed for Lots 1 and 2, provided Coborn's <br />eventually increases to 70,000 square feet in size. This equates to a minimum of 440 parking <br />spaces (40 restaurant and 400 retail). The final site plan indicates that approximately 489 spaces <br />will be provided. <br /> <br />Lighting: The final plans did not include a lighting plan for the outside of the building and <br />parking area. City standards require that the luminaire (light source) must not be visible from <br />beyond the property line. The applicant should submit shop drawings of the lighting fixtures for <br />review and approval by the City Engineer. <br /> <br />Signs: A sign permit'will be required for all site signs. Wall signs are limited to a total square <br />footage equal to 15% of the area of the f¥ont building fagade. At least 50% of that allotment <br />must be placed on the front wall; remaining signage area may be distributed on other walls of the <br />building. Wall signs may not exceed the top.of the wall. One ground sign is allowed tbr each <br />parcel at a size not to exceed 100 square feet. City Code also has provisions for drive-up menu <br />boards, parking lot directional signs; window signs and real estate signs. <br /> <br />REU Number: Submittal of impervious surface and green space calculations is necessary in <br />order to determine the quarterly REU charges. <br /> <br /> <br />
