Absent: Commissioners Reeve, Sweet, and Watson. <br /> <br />Case #8: <br /> <br />Request for Site Plan Review of Sunflower Ridge; Case of Oakwood Land <br />Development <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated Oakwood Land Development has applied for a <br />site plan review of a 126-unit townhome development. The property is generally located in the <br />west of T.H. #47 and north of Alpine Drive N.W. The property is approximately 18.6 acres in <br />size; 18.1 acres exclusive of the wetland. The site plan is proposing 126 townhouse units which <br />equates to a net density of 6.9 units per acre. In accordance with the new multiple family street <br />policy, there is at least one main public street spine providing access through the plat, with <br />private driveway collectors extending off the public streets. The proposed townhome structures <br />are a combination of standard and lookout grade units that will be finished with maintenance free <br />siding, asphalt shingles, masonry brick accents, and maintenance free decks (some milts will <br />have sunrooms rather than decks). City Code restricts lot coverage to 35%. Lot coverage on the <br />subject property will be approximately 15%. All of the units will contain 2 bedrooms and all <br />have the potential for a 3~d bedroom. The finished floor areas are approximately 1,350 square <br />feet, which exceeds City Code requirements. The current draft of the medium density residential <br />development performance standards proposes a 30 foot structure setback from plat boundaries <br />and a 15 foot separation between buildings.
