The public hearing closed at 9:27 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:27 <br />p.m. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Brauer, to recommend the City <br />Council approve the preliminary plat of Wildlife Sanctuary 2nd Addition contingent upon <br />compliance with City Staff Review Letter dated April 26, 2002. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, and Kociscak. <br />Voting No: None. Absent: Commissioners Reeve, Sweet, and Watson. <br /> <br />Case #11: <br /> <br />Request to Rezone the Proposed Plat of Wildlife Sanctuary 3ra Addition from <br />R-1R Single Family Rural to R-1U Single Family Urban Residential; Case of <br />Kelsey Gustafson <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:27 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 9:27 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Wald stated Kelsey Gustafson has submitted an application to rezone Lot 3, <br />Block 1, Wildlife Sanctuary Addition from R-1 Rural to R-1 Urban Residential.. The rezoning <br />would allow the Applicant to development his homestead into single family lots that would be <br />serviced by municipal sewer and water services. The 2001 Comprehensive Plan identifies the <br />Applicant's parcel for low-density residential development and low-density has been established <br />at 3 units per acre. The City has received a preliminary plat proposing to re-subdivide the subject <br />property into 13 single-family urban lots. The net density for the project area is 2.8 units per <br />acre. Due to the property being located within the Metropolitan Service Area (MUSA) and the <br />2001 Comprehensive Plan designating the subject property for low-density urban residential <br />development, Staff is recommending approval of the request. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to close the public <br />hearing. <br /> <br />Planning Commission/May 2, 2002 <br /> Page 17 of 23 <br /> <br /> <br />
