Absent: Commissioners Reeve, Sweet, and Watson. <br /> <br />The public hearing closed at 9:28 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:28 <br />p.m. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Brauer, to recommend that the <br />City Council adopt Findings of Fact favorable to the applicant relating to a request to rezone the <br />subject property from R-1 Rural to R-1 Urban Residential. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, and Kociscak. <br />Voting No: None. Absent: Commissioners Reeve, Sweet, and Watson. <br /> <br />Case #12: <br /> <br />Request for Preliminary Plat Review of Wildlife Sanctuary 3rd Addition; <br />Case of Kelsey Gustafson <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:29 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 9:29 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Wald stated Kelsey Gustafson has applied for preliminary plat review to re- <br />subdivide his homestead into single family urban lots. The subject property is located at 15596 <br />St. Francis Blvd., also known as Lot 3, Block 1, Wildlife Sanctuary Addition. The subject <br />property is 7.50 acres in size. The preliminary plat is proposing to subdivide the property into 13 <br />single-family urban lots. Factoring out the wetlands, net density for the development has been <br />established at 2.8 units per acre. The proposed single family lots meet the 10,800 square foot lot <br />size and 80 foot lot width requirement. City Code requires comer lots to be 90-feet in width.
