appeared that Lot 10, Block 1 was deficient of this requirement; the applicant has submitted a
revised plan and now meets the requirements. She said Staff received a preliminary plat from
Oakwood Land Development for the development of Lots 1 and 2 of Wildlife Sanctuary
Addition, located to the north and west of the subject property (proposed Wildlife Sanctuary 2na
Addition). Oakwood Land Development is proposing to extend Iodine Street to the south in order
for Wildlife Sanctuary 3rd Addition to derive public access. She noted a sound wall will not be
needed. The sketch plan of Wildlife Sanctuary Bra Addition was forwarded to the April Park and
Recreation Commission. The Commission recommended that park dedication be satisfied by a
cash payment and the Developer continue to work with Staff regarding the exact location of a
bituminous trail within the development. The Development will be subject to the permitting
process of the Lower Rum River Watershed Management Organization (WMO) and the MPCA.
The City is also reviewing development proposals for Wildlife Sanctuary 2na Addition to the
northwest, Sunflower Ridge to the south and Evergreen Point to the southeast. The installation
of streets, sanitary sewer, municipal water and storm sewer will have to be a coordinated effort
between all four proposed development areas. City Staff recommends preliminary plat approval
contingent upon compliance with City Staff Review Letter dated April 26, 2002.

Citizen Input

There was none.

Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to close the public
hearing.

Motion Carried.
