Associate Planner Wald noted a correction from the Staff Report. The request is for additional <br />sign space of 54 square feet, not 45 as stated in the report. She distributed a corrected Findings <br />of Fact sheet. <br /> <br />She explained the City received an application from Bob Muller requesting a conditional use <br />permit to exceed sign size restrictions for Rum River Plaza multi-tenant retail center located at <br />5923 - 167th Avenue. In the commercial district, City Code restricts ground or freestanding signs <br />to a size of 100 square feet per side (200 square feet total surface area). Bob Muller owns Rum <br />River Plaza, which, is a multi-tenant retail center that houses approximately 14 different <br />businesses. The property currently contains a 91 square foot per side freestanding pylon sign (for <br />an aggregate surface area of 182 square feet). Bob Muller is requesting additional sign space of <br />54 square feet per side, in order to install a reader board onto the existing pylon sign. The <br />aggregate surface area of the proposed sign would be 290 square feet. The applicant has stated <br />the need for additional signage is to provide adequate advertising space for all 14 tenants. The <br />installation of the reader board will not cause the sign to exceed the 25-foot sign height <br />restriction established in City Code. The 100 square feet sign space per parcel may be <br />inadequate for strip malls or multi-tenant buildings. She noted the footage restriction will likely <br />be changed in the Chapter 9 rewrite. City Staff recommends approval of the request to exceed <br />the sign size restriction. <br /> <br />Commission Business <br /> <br />Motion by Commissioner Kociscak, seconded by Commissioner Johnson, to recommend that the <br />City Council adopt findings of fact relating to Bob Muller's request for a conditional use permit <br />to exceed pylon sign size restrictions established in City Code. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Johnson, and Brauer. <br />Voting No: None. Absent: Commissioners Reeve, Sweet, and Watson. <br /> <br />Motion by Commissioner Kociscak, seconded by Commissioner Brauer, to recommend that City <br />Council approve Bob Muller's request to exceed sign size restrictions based on the findings of <br />fact, and adopt a resolution declaring terms of conditional use permit. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Brauer, and <br />Kociscak. Voting No: None.
