Motion by Commissioner Kociscak, seconded by Commissioner Reeve, to recommend that City <br />Council approve Eric Thomsen's request for a conditional use permit to grade and export soils. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Reeve, and Brauer. <br />Voting No: None. Absent: Commissioners Johnson, Sweet, and Watson. <br /> <br />Case #3: <br /> <br />Request for a Preliminary Plat Review of Sunfish Gateway; Case of Sharp & <br />Associates <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:54 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 9:54 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated that the City received an application from <br />Dennis Sharp, of Sharp and Associates, to plat industrial property located north of McKinley <br />Street and west of Sunfish Lake Boulevard. The area to be platted is approximately 9.75 acres in <br />size and is zoned Industrial. The preliminary plat is proposing to plat four lots ranging in size <br />from 1.3 acres to 4.2 acres. All four lots meet the minimum 1-acre lot size and 200-foot lot <br />width requirement established in the Industrial district. The site currently contains the <br />development of Sunfish Plaza phase I and II. Platting the property will allow for two additional <br />users to develop on the subject property. The site is deriving access from McKinley Street and <br />Sunfish Lake Boulevard. Lot 3 is proposed to be serviced with a private street and staff is <br />recommending the access be dedicated as a public street on the plat. She said Staff recommends <br />preliminary plat approval contingent upon compliance with City Staff Review Letter dated May <br />31, 2002, and dedication of a public interior street. <br /> <br />Citizen Input <br /> <br />Dennis Sharp, applicant, stated he had no comments to the review letter of May 31. He said he <br />had no issues with the public street dedication. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to close the public hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, and Kociscak. <br />Voting No: None.
