Jodi Vandecar, 6931 137a' Lane NW, Ramsey, stated that the pond in their development is
mostly dry and grows over with scrub which is not very attractive. She inquired if anything
different will be done with the proposed pond.

Dennis Griswald, Pulte Homes, replied that they typically plant a seed mix in the ponds so that it
will have a natural look up to the sod area, which will then be irrigated.

Chairperson Nixt stated that some of the ponds can become very unsightly.

Mr. Griswald explained that the seed mix will give more of a natural look rather than a weed
look and the homeowners association will typically mow the area once or twice a year and any
garbage will be cleaned up on a regular basis.

Commissioner Brauer inquired if the homeowners association will take care of the maintenance
of the pond.

Mr. Griswald replied yes, explaining that they want the natural look, but they do mow it once or
twice a year to assist with the healthy growth.

City Engineer Jankowski explained that some developments have lined ponds with clay so that it
stays mostly wet, but typically the specially seeded ponds are quite attractive.

Ms. Vandecar inquired as to what the tot lot will consist of.

Mr. Schulte replied that it will primarily be an area to play.

Ms. Vandecar inquired if the increase in traffic at the intersection of Riverdale Drive and Garnet
Street will be addressed.

City Engineer Jankowski explained that there are some warrants that have to be met for the
placement of a four way stop that they could make some projections on.

Chairperson Nixt inquired as to what the justification was for no traffic generation analysis being
completed.

City Engineer Jankowski replied that the issue was that most of the traffic would go out to
Highway # 10.

Chairperson Nixt stated that he thought they needed to address the issue of a traffic generation
analysis since there are numerous collector streets that will be affected.

Motion by Chairperson Nixt, seconded by Commissioner Johnson, to close the public hearing.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Kociscak, and
Reeve. Voting No: None. Absent: Commissioner Watson.

Planning Commission/September 5, 2002
