Chairperson Nixt inquired if plat approval is conditioned upon the developer paying the costs to <br />signalize the intersection at Highway #10 would the developer be in agreement. <br /> <br />Mr. Schulte inquired as to what they would be looking for costs. <br /> <br />Chairperson Nixt replied that he would have to discuss the details with staff. He did not think it <br />was appropriate for the City to cover the majority of the costs when it will be paid for in the <br />future by the federal government. <br /> <br />Mr. Schulte stated that he would need time to discuss the issue. <br /> <br />Chairperson Nixt suggested that they table action and allow for further discussion on the issue <br />since rezoning needs to occur on the property as well. <br /> <br />Commissioner Johnson stated that because the City is requiring the developer to extend the road <br />to Highway #10 he did not think it was fair to require the developer to pay the entire cost. He <br />felt that they should take more time to discuss the issue. <br /> <br />Marcy Johnson, 6901 137th Lane NW, Ramsey, stated that from the plans she has seen it <br />appeared that there would be a pond directly behind her home. She inquired if there were any <br />plans to secure the pond to keep children from playing in it. Secondly, she stated that the berm <br />that currently exists between her home and proposed development is not aesthetically pleasing <br />and questioned if anything was being done with that. Her third concern had to do with traffic. <br />Sh~ ~tated that there is already enormous amount of traffic coming from Highway #10 onto <br />Riverdale Drive. <br /> <br />Commissioner Reeve inquired if there is currently anything in City Code regarding the protection <br />of ponds and Principal Planner Trudgeon replied no. <br /> <br />City Engineer Jankowski explained that ponds have to meet certain natural urban runoff criteria, <br />which have to do with the slopes of the pond. The only ponds that have been fenced are fairly <br />steep ponds. <br /> <br />Kelly Anderson, 7081 137th Avenue NW, Ramsey, inquired as to what the price of the units <br />would be. <br /> <br />Mr. Schulte replied that the units would start at $145,000. <br /> <br />Chairperson Nixt questioned the pricing structure for the units. <br /> <br />Mr. Schulte explained that the units will start at $145,000 to $155,000 for the two bedroom units <br />and go up from there. <br /> <br />Planning Commission/September 5, 2002 <br /> Page 9 of 16 <br /> <br /> <br />
