The plat should be reconsidered to evaluate the layout of the property in the northeast <br />corner to look at where it lines up with the most practical use or potential use of <br />redevelopment options of the adjacent property that is currently single family. <br /> <br />Chairperson Nixt stated these issues need to be evaluated.. He asked staff's opinion of rezoning <br />areas around the Town Center. <br /> <br />Assistant Community Development Director Trudgeon replied he thinks rezoning may. be <br />appropriate given the appropriate design. There have been discussions with the Council during <br />worksession regarding the feel of this with it being so close to Town Center, and that it might be <br />appropriate to integrate that somehow. <br /> <br />Chairperson Nixt questioned how areas adjoining Town Center would be rezoned without <br />drawing the tine somewhere. He would be open to hear comments, but is not inclined to agree <br />that this should be an extension of Town Cente. r. <br /> <br />Assistant Community Development Director Trudgeon indicated the zoning to the east of Town <br />Center allows up to ten units per acre. There should be continuity with whatever will be <br />developed, especially with the front face along CR 116. ~ <br /> <br />Chairperson Nixt indicated they may want to stagger the density in a reducing fashion going <br />north. <br /> <br />Assistant Community Development Director Trudgeon noted density has been staggered in <br />relation to Town Center going north. There has been some discussion regarding this and the <br />Planning Commission did recognize the density should be staggered down as it gets further away <br />from the core. This was the reason for the TC-4a, b, and c zonings. <br /> <br />Chairperson Nixt stated at this point he would want to review this in context. If they are going to <br />start tying Town Center standards into other developments they need to look at it in the context <br />of the overall Town Center. It is difficult to visualize this with the overall Town Center having <br />not seen this for months. <br /> <br />Commissioner Brauer stated the zoning needs to'be looked at first. <br /> <br />Chairperson Nixt commented he can appreciate 'from the applicant's standpoint, that if the City is <br />starting to make them subject to some of the a?chitectural requirements of Town Center, they <br />want some of the benefits as well. He is willing to recognize that. 'He indicated he is not in <br />15vor of the 16 unit buildings adjacent to 149th Avenue. He does not have comments'on the area <br />that is already approved. He inquired how the units to the ,,vest deviate significantly from the. <br />units approved in the southeast corner. The appropriate screening in the noah,vest comer needs <br />to be evaluated with the eight unit building, and the density proposed in the northeast comer <br />needs to be reconsidered. He would not state today that a density approaching ten is doable. <br /> <br />Regarding the northeast corner, Mr. Dommer explained the plan had 52 single family homes on <br />very small lots and replaced that with the 48 one level units.
