32 <br /> <br />Commissioner Jeffl'ey asked how big the area is for these one level units. <br /> <br />Mr. Dommer explained if the senior campus were to be removed, the north portion of the <br />northeast corner would actually be low density and would con,btm with the R-2 zoning~ as <br />would the eight units immediately adjacent to the south property line of the adjacent properties. <br />The area where they get thrown off is the southwest comer where they are feeling constrained <br />with the Town Center zoning on one side of Highway 10. They may want to just rezone that <br />comer as a transition. <br /> <br />Assistant Community Development Director Trudgeon indicated this would have some merit to <br />consider. <br /> <br />Commissioner Watson inquired about Mr. Dommer's thoughts of the assisted living moving <br />towards the existing residences. This would have less traffic and [ess activity, and might be <br />beneficial to the existing neighbors. <br /> <br />Mr. Dommer replied that is an option Brightkeys has not considered. The assisted living campus <br />is a ve~,w, iow intensity use, but they are 400 to 600 square feet. These units are high on <br />emergency smwice calls. The negative is that they get tall, as they are generally a tl~ree story <br />building. <br /> <br />Commissioner Watson inquired about three story buildings in the City. <br /> <br />Assistant Community Development Director Trudgeon replied R-2 zoning would have limits of <br />ten units in the building. The. buildings woutd be allowed in the R-3 district. <br /> <br />Commissioner Jeffrey inquired if Mrl Dommer will have a meeting with the neighbors. <br /> <br />Mr. Dommer responded in the affirmative. <br /> <br />Trudy Matilla, 7451 149t~ Avenue NW, .stated the discussion 'of the apartment building comes <br />fi'om a letter dated July 30, 2004 to Brightkeys that indicates the sketch plan shows several <br />apartment buildings. Secondly, she would like to state that they do not want that high of density. <br />Two years ago she was here with the original site plan that was submitted and the City Council <br />told Brightkeys to come back with single family homes on their street. At that time Mr. Dommer <br />said he would meet with the residents and they never heard from him. She noted residential <br />traffic was just discussed m Case #5, and it is a big issue on their street. They have spent a <br />considerable amount of time wor¢ing with the City and the Police Department with existing <br />traffic problems. There is a bus stop at Peridot Street and down the end of the road on <br />Uranimite. If the traffic is all sent in off I49tl~ Avenue, and if the countg says they will not grant <br />any more roads out to Ramsey Boulevard, the traffic will all funnel through their neighborhood. <br /> <br />Chairperson Nixt noted the piat shows an egress out to CR 1 i6 and there is one out to CR 56, <br />which he assumes is a right-iru"right out. <br /> <br />Ms. Matilla inquired about rumors that CR 116 will be expanded to four lanes in the near future. <br /> <br />Planning Commission/August 5, 2004 <br /> Page 26 of 40 <br /> <br /> <br />
