That the use will not be substantially injurious to the permitted uses nor unduly restrict the enjoy-· ment of other property in the' immediate vicinity nor substantially diminish and impair property values within the area; . d. That the establishment of the use will not impede the orderly and normal development and improvement of the surrounding property for uses permitted in the zoning district; " e. That adequate water supply and sewage disposal facilities are provided and in accordance with applicable standards; .- f. That the use will conform to all applicable regula- tions of the district wherein'proposed. PERFORMANCE STANDARDS .. All conditional uses shall comply with the requirements of this section. In order to determine whether a proposed use will conform to the require- ments of this ordinance, the city ·council may.obtain a qualified consult- ant to testity, whose cost for services.'shall'-be borne by the' applicant. 1. Fire Protection: Fire prevention and fighting equipment acceptable to the Board of Fire Underwriters shall be readily available when any activity involving the handling or storage of flammable or exp].osJve materials is carried on. 2.
