Absent: Commissioners Brauer and Watson. <br /> <br />Case #4: <br /> <br />Request for Site Plan Review for Mallard Ponds Office Building; Case of <br />Bulow Inc. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt, to table consideration of the <br />proposed site plan of the Mallard Ponds until the October 10, 2002 meeting. <br /> <br />Motion Carried. Absent: Commissioners Brauer and Watson. <br /> <br />Case #5: <br /> <br />Request for Sketch Plan Approval of L.P. Keillor Addition; Case of Ron <br />Canner <br /> <br />Community Development Director Frolik stated that the City received an application from Ron <br />Canner requesting sketch plan approval to create a new 2.5-acre lot from an existing 11-acre <br />parcel located at 17964 179th Lane NW (County Road #27). The current minimum lot size in the <br />R-1 Residential Rural Developing District is 2.5 acres and the minimum frontage on a public <br />road is 200 feet. The new lot to be platted meets these requirements. The parcel will derive <br />public access from 179~ Lane NW (County Road #27). The plat has been forwarded to the <br />County for review. She presented copies of the County request for an additional 27 feet of right- <br />of-way along CR #27 and dedication of right-of-access adjacent to CR #27, except at the point <br />approved for access. There are wetlands on the site in addition to a portion of Rogers Lake. The <br />wetlands and lake area will have to be delineated and encumbered with a drainage and utility <br />easement on the final plat. Park dedication shall consist of a cash payment. The standard trail <br />and stormwater fees will be collected. City Staff recommends approval of the sketch plan. <br /> <br />Ron Canner, applicant, stated he is concerned with the limited amount of space left to build a <br />home because of the required setback of 150 feet for natural environmental waters, 50 feet from <br />the road, plus the additional 27 feet of right-of-way for Anoka County He noted the remaining <br />building area of this 2.5 acre parcel is zero feet at the west edge of the lot and about 50 feet on <br />the east side of the lot.
