Associate Planner Wald showed a map of the area being realigned.

Commissioner Kociscak asked why it was being shifted.

Associate Planner Wald stated they needed to shift the road to the north to allow for a public
street through the townhouse development.

Commissioner Kociscak stated if they do not shift Riverdale Drive, they couldn't get a public
street through their property.

City Engineer Jankowski stated they could have the same configuration by having the southern
most townhomes and they all would have an access out onto Riverdale Drive and it is something
they want to discourage. This way they only have two access points from all of the units to
Riverdale.

Chairperson Nixt asked if these would be signaled.

City Engineer Jankowski stated he did not think they needed to be signaled.

Commissioner Kociscak stated he lives in that area and the townhouse development would be
doubling the neighborhood even without the 1.8 acres being rezoned. He stated from the
residential standpoint, why would they want to cram twelve more units in when they are already
doubling the size of the neighborhood and the second standpoint is this is the prime real estate in
Ramsey, so why would they want to rezone the prime real estate to accommodate twelve houses.
He stated the commercial property brings in more revenue than residential property.

Citizen Input

There was none.

Motion by Chairperson Nixt, seconded by Commissioner Reeve, to close the public hearing.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, and Kociscak.
Voting No: None. Absent: Commissioners Johnson and Watson.

The public hearing closed at 8:13 p.m.

Commission Business

Chairperson Nixt called the regular meeting of the Planning Comtnission back to order at 8:13
p.m.

Planning Commission/October 10, 2002
