Principal Planner Trudgeon explained there will be trails and sidewalks throughout development. <br />He also stated a traffic generation analysis has been prepared to make sure it can handle this <br />traffic. <br /> <br />Motion by Board Member Kociscak, seconded by Board Member Brauer, to close the public <br />hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Kociscak, Brauer, and Johnson. <br />Voting No: None. Absent: Board Members Reeve, Sweet, and Watson. <br /> <br />The public hearing closed at 7:41 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:41 p.m. <br /> <br />Motion by Board Member Johnson, seconded by Chairperson Nixt, to adopt Resolution #02-05- <br />102 adopting Findings of Fact # 0607 favorable to applicant, relating to Edina Development's <br />request for a variance. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, and Kociscak. Voting <br />No: Board Member Brauer. Absent: Board Members Reeve, Sweet, and Watson. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Kociscak to approve Edina <br />Development's request for a variance to front yard setbacks in the R3-U Zoning District and <br />adopt Resolution #02-05-103 declaring terms of the variance. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson and Kociscak. Voting <br />No: Board Member Brauer. Absent: Board Members Reeve, Sweet, and Watson. <br /> <br />Case #3 <br /> <br />Request for a Variance to Front Yard Setbacks for the Proposed Plat of <br />Alpine Meadows; Case of Eighty-Seven LLC. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:45 p.m. <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon noted Eighty-Seven LLC is proposing to subdivide land on the <br />southwest corner of State Hwy. 47 and Alpine Dr. into 42 townhome units. The property is <br />zoned R3-U which allows for townhomes up to a density of seven units per acre. City Code <br />states that the front yard setback for buildings located in the R3-U Zoning District be setback 35 <br />feet from the edge of the right-of-way.
