Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Kociscak to approve John Purkis' <br />request for a variance at 9061 1594 Lane based on the findings of fact, and adopt Resolution #02- <br />06-135 declaring terms of the variance. <br /> <br />Motion carried. Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />Case #4: <br /> <br />Request for a Variance to Construct an Accessory Structure that Will <br />Encroach on the Side Yard Setback Requirements for Corner Lots; Case of <br />Geno and Laurie Ronallo <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:52 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated Geno and Laurie Ronallo are proposing to <br />construct a garage that will encroach on the side yard setback on their property at 15920 Radium <br />St. N.W. The Ronallo parcel is approximately .9 acres in size. Their front yard faces Radium <br />Street and their south side yard is adjacent to 159"~ Lane N.W. They are proposing to construct a <br />garage in the south yard. The side yard setback on a comer lot is 35 feet, or conforms to adjacent <br />structure setbacks. The house on the adjacent parcel to the west of the Ronallos is approximately <br />50 feet from the property line or the right-of-way line for 159th Lane. Therefore the Ronallo's <br />new garage is subject to a 50-foot setback based on the location of their neighbor's house. The <br />Ronallos are proposing to place their garage approximately 26 feet from the property line or the <br />right-of-way line for 159th Lane. This equates to a 24-foot variance to the 50-foot setback <br />requirement. She explained the site plan submitted and an on-site inspection reveal that the rear <br />yard is consumed by a well, pool, and storage shed; the septic system and drainfield, an alternate <br />drainfield site, and more trees are located in the north side yard. Additionally, the house is <br />oriented to have the garage on the south side. There are some existing trees and shrubs that <br />should mitigate any impact to the neighbor's view of the streetscape caused by the construction <br />of this proposed garage. Mr. Ronallo's attached garage, storage shed and this proposed garage <br />total 1,412 square feet. Mr. Ronallo's property is eligible for a total of 1,488 square feet of <br />accessory building and garage space. In the opinion of City Staff, there appears to be a sufficient <br />amount of space to move the garage an additional 8 or 9 feet north in order to at least meet the <br />standard setback of 35 feet. Staff is recommending approval of the variance contingent upon <br />maintaining a 35-foot setback from the south property line. <br /> <br />Board of Adjustment/June 6, 2002 <br /> Page 8 of 15 <br /> <br /> <br />
