3.2 Watermain <br />Watermain was installed in 1996 under the pavement along this segment of Sunwood Drive. <br />Staff believes the existing watermain is in good condition, and that no repairs will be required <br />prior to reconstructing the pavement. However, if plans and specifications are ordered for the <br />proposed improvements, staff proposes to hire a leak detection expert to ensure no detectable <br />leaks exist. If leaks are detected, repairs will be made under a separate contract before work <br />commences on this project. Leak detection testing is estimated to cost $500. <br />3.3 Sanitary Sewer <br />Sanitary sewer was installed in 1996 under the pavement along the entire segment of Sunwood <br />Drive. Staff believes the existing sanitary sewer is in good condition, and that no repairs will be <br />required prior to reconstructing the pavement. However, if plans and specifications are ordered <br />for the proposed improvements, staff proposes to hire a firm to televise the sewers to ensure the <br />pipes are not deformed, cracked, or broken, and that all joints are sealed. If issues are detected, <br />repairs will be made under a separate contract before work commences on this project. Sewer <br />televising for this project is estimated to cost $3,300. <br />3.4 Storm Sewer/Drainage <br />Storm sewer exists along this segment of Sunwood Drive. Stormwater runoff is currently <br />conveyed within the concrete curb and gutter along Sunwood Drive, where it is then collected in <br />concrete catch basins and routed through concrete storm sewer pipes to existing wetlands, <br />stormwater drainage ditches, and ponding facilities. Based on preliminary calculations by City <br />Staff, no modifications will be required to the existing storm sewer system to meet current State <br />Aid standards. Staff will inspect all existing storm sewer infrastructure during preparation of <br />plans in case repairs are required, in which case repairs would be completed with the project. <br />3.5 Streets <br />3.5.1 Existing Typical Sections <br />The street was constructed to a width of 40 feet from face -of -curb to face -of -curb, and is <br />centered within an 80 foot wide City -owned right-of-way. Eight -foot parking lanes are <br />delineated along both sides using striping. <br />3.5.2 Maintenance History <br />The bituminous pavement was cracksealed and sealcoated in 2002, and again in 2008. <br />Spot patching has been completed on an as -needed basis since. <br />3.6 Land Use <br />Properties abutting this segment of Sunwood Drive are zoned El or E2, with the exception of the <br />City -owned parcel containing Cottonwood Park which is undevelopable. <br />Feasibility Report <br />Sunwood Drive Reconstruction <br />City of Ramsey Project No. 17-00 <br />Page 5 <br />
