CASE <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />NORTHFORK POINT ADDITION; CASE OF NORTH FORK, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dennis Peck, Project Manager for Northfork PUD, is requesting preliminary plat approval of <br />Northfork Point Addition. The plat consists of 60 acres proposed to be subdivided into one outlot <br />and 20 single family rural residential lots averaging 1.9 acres each. Outlot A is proposed to be <br />conveyed to the Homeowners Association. <br /> <br />As was approved with Northfork 5th Addition, the developer is requesting that the City waive the <br />requirement to name streets in accordance with the City's adopted grid pattern and that the required <br />road pavement be decreased from 31 feet to 29 feet. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed preliminary plat <br />Letter from Dennis Peck dated April 29, 1991 <br />City Engineer's review letter dated May 2, 1991 <br /> <br />Observations: <br /> <br />On April 25, 1991, the City received an application from North Fork, Inc. for the plat of Northfork <br />Point Addition. <br /> <br />Northfork Point would be subject to the Northfork Park Dedication Agreement Addendum dated <br />May 9, 1989 and therefore does not require a review by the Ramsey Park and Recreation <br />Commission. At this writing, it does not appear that the area in Northfork Point is affected by the <br />May 9, 1989 Park Dedication Agreement. However, that information is being verified in a meeting <br />between Mr. Dennis Peck and City Attorney Goodrich on May 3, 1991. <br /> <br />It appears that the wetland in the northeast corner of the plat may be part of a DNR protected <br />wetland. If the preliminary plat is approved, then it will be forwarded to DNR for their review and <br />comment. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval of Northfork Point Addition. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant preliminary plat approval to Northfork Point Addition <br />contingent upon compliance with the City Engineer's review letter dated May 2, 1991 and <br />in accordance with the Northfork PUD Park Dedication Agreement dated May 9, 1989. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />P&Z: 5/7/91 <br /> <br />,5'7 <br /> <br /> <br />
