The Ro3 Urban Residential <br />portion is owged~by the adjacent property owner, Robert Bernstrom. The plan is to rezone that <br />pomon of R0~ber~ Bernstrom s to R-1 Urban Resldenttal for Inclusion m the plat. In exchange, <br />Outlot B of tlie t~oposed plat will then be rezoned to R-3 Urban Residential for conveyance and <br />combination~ ~vi~rRobert Bemstrom's existing R-3 parcel. <br /> <br />With one exc~pfi0n, all lots in the plat meet the minimum width and area requirements. The plat is <br />impacted by, .~Wetland 2-658W. It is desirable for all lots to contain the minimum area (10,800 <br />square'feet))~bo ~x~ the ordinary high water mark. One lot falls substantially below this criteria. <br />Staff is also r~rcorttmending that soil borings and lowest floor elevations for proposed structures on <br />the lots abutti.gg the wetland be provided. <br /> <br />Although theipla~ fronts on Nowthen Blvd. N.W., all lots will have access onto interior streets. <br />Sunfish Lake Drige N.W. will be developed as an MSA road in the plat. As agreed to at the sketch <br />plan stage, one ldt will have.access onto Sunfish Lake Drive. The cul-de-sacs are within the 600 <br />foot maximti~ l°Ja~ gth restriction. Street alignments have been designed in accordance with the <br />recommendat!0ns~of the City Engineer. <br /> <br />The plat has :been submitted to Anoka County and DNR for review and comment. Anoka <br />County's comlnefits are enclosed for your review.
